How to Finance a Tiny House: Loans & Options

Financing is where a lot of tiny house dreams stall. A conventional mortgage is built around a permanent home on land you own, and many tiny houses — especially those on wheels — don't fit that box. The good news is that there are several real paths to funding one. Here's how each works and when it makes sense.

Why a normal mortgage usually doesn't apply

Mortgage lenders typically require a minimum loan amount, a permanent foundation, and the home to be classified as real property attached to land. A tiny house on wheels is personal property, not real estate, so it's outside mortgage territory. A prefab home on a permanent foundation, on land you own, has a better shot at conventional or construction financing — though the small loan size can still be a hurdle.

RV loans

If your tiny house on wheels is built to RV industry standards and certified accordingly, you may qualify for an RV loan. These offer longer terms and lower rates than unsecured loans because the home serves as collateral. The catch: the build must meet the certification the lender requires, so confirm this with your builder before you count on it.

Personal loans

An unsecured personal loan is the most flexible option and works for any type of build, on wheels or on a foundation. Because there's no collateral, rates are higher and terms shorter, so monthly payments are larger. For a well-qualified buyer financing part of the cost, it can still be the simplest route — especially when the amount is modest.

Home equity (HELOC or home equity loan)

If you already own a home with equity, a home equity line of credit or home equity loan is often the cheapest money available, with relatively low rates and long terms. This is a popular way to fund a backyard ADU for family, a guest house, or a rental. The trade-off is that your existing home secures the debt.

Builder and specialty financing

Some builders and lenders specialize in tiny homes and offer financing tailored to them. These programs understand the product, which can smooth approval, but read the terms carefully and compare the total cost against an RV loan or HELOC before committing.
