Tiny house prices vary widely because the term covers everything from a DIY shell to a fully finished, four-season home. This page gives you real ranges and explains what drives the number, so you can budget with confidence.
Our turnkey homes start around $79,000. Below we break down where that money goes and which choices move the price up or down.
What drives the price of a tiny house
Size is the biggest factor, but it is not the only one. Finishes, appliances, the heating system, the trailer or foundation, and how self-sufficient you want the home to be all add up.
A 200 sq ft home on wheels with simple finishes sits at the bottom of the range. A 600+ sq ft modular home with premium materials and full solar sits at the top.
- Square footage and number of lofts/rooms
- Finish level — laminate vs. hardwood, tile, stone
- Kitchen and appliance package
- Trailer (on wheels) or foundation (modular/prefab)
- Off-grid systems: solar, batteries, water, composting
The full cost picture beyond the build
The sticker price of the home is the main cost, but a realistic budget also includes delivery, site preparation and utility hookups (or off-grid systems). We itemize all of this in your proposal so nothing is a surprise.
If you do not yet own land, that is a separate and often larger cost — we can talk through what to look for.
- Delivery and crane/placement
- Foundation or pad, if applicable
- Utility hookups: power, water, sewer/septic
- Permits and local fees
How to keep costs down without cutting corners
You can control the price meaningfully by choosing a smart size, prioritizing the finishes that matter to you, and phasing off-grid upgrades over time. We will never push you toward square footage or features you do not need.
